Henrico wraps around Richmond on three sides, and the roofing varies enormously from one end to the other. The West End around Short Pump and Glen Allen is heavily 1990s and 2000s subdivision construction. Tuckahoe and the older near-West End run mid-century. The eastern end toward Varina and Sandston is a mix of older rural property and post-war neighborhoods.

The West End replacement wave.

The single biggest roofing story in Henrico is the West End. Short Pump, Glen Allen, Wyndham, and Twin Hickory were built out heavily between the early 1990s and the mid 2000s, largely with builder-grade architectural shingles rated for 25 or 30 years. Those roofs are now arriving at replacement age in volume, often with the original ridge venting still in place and undersized for the attic space it serves.

The eastern county is a different problem. Varina, Sandston, and Highland Springs bring older housing, larger lots, heavier tree cover, and in places outbuildings and agricultural structures with metal roofs that need a different kind of repair than an asphalt field does.
