Richmond is not suburban roofing. The housing stock runs from 1890s Church Hill frame houses to Fan District rowhouses sharing party walls to mid-century Northside brick, and each one asks a different question of a roofer.

We know Richmond
Rowhouses, low slopes, and roofs you cannot see from the street.
A great many Richmond roofs are not the steep asphalt fields people picture. Fan and Museum District rowhouses often carry flat or low-slope membrane roofs behind a parapet, invisible from the sidewalk, and they fail differently than shingles do. Those need a membrane system and a contractor who installs them, which is the same commercial crew that handles our TPO and EPDM work.
Church Hill and Northside bring their own issues: original slate or standing-seam metal, built-in box gutters that leak into the wall rather than over it, and additions that were added a century after the main house. Older neighborhoods also sit under mature tree canopy, which means shade, moisture retention, moss, and organic staining that a soft-wash restoration can often resolve without a full replacement.

Do you work in the City of Richmond?
Yes. We serve the entire city from our Midlothian office, including the Fan, Museum District, Church Hill, Northside, Byrd Park, Westover Hills, and Manchester.
My Fan rowhouse has a flat roof. Do you do those?
Yes. Low-slope and flat roofs behind a parapet need a membrane system rather than shingles, and we install TPO, EPDM, PVC, and modified bitumen. It is the same crew that handles our commercial flat roof work.
Can you work on a house with shared walls?
Yes, and it changes the scope. Party wall flashing and the tie-in to the neighboring roof are the two places rowhouse roofs leak most often, so they get specific attention in the estimate rather than a general line item.
My house has slate. Do you replace it in kind?
It depends on the condition of the slate and the structure underneath. Sometimes targeted repair is the better answer, and sometimes a synthetic or metal system makes more sense. We will tell you honestly which, including when the answer is that the slate is worth keeping.
Does the tree canopy in Northside cause roof problems?
It contributes to two: organic growth and moisture retention. Dark streaking on north-facing slopes is usually algae rather than damage, and a soft-wash restoration often addresses it without a replacement. Overhanging limbs are the bigger risk in a wind event.
Do I need a City of Richmond permit?
The City of Richmond requires a permit for roof replacement, and historic districts can carry additional review. We handle the permit as part of the job.
