What is actually happening up there
Shingles do not wear out. They dry out.
An asphalt shingle is a mat saturated with asphalt and surfaced with granules. What keeps it working is flexibility: the ability to lie flat, seal down, and move with the roof through a Virginia summer and back again. Over years of heat, that asphalt loses its oils. The shingle goes stiff and brittle, edges start to lift, and the roof stops sealing the way it did.
Here is the part most homeowners are never told: that happens well before the roof is structurally finished. The mat is intact. The deck is sound. The roof looks tired and behaves badly, but the material has years left in it if the flexibility comes back.
That is what a renewal does, and it is why a roof can be worth saving at fifteen years instead of replacing at fifteen years.

The roof is roughly ten to twenty years old. Shingles are drying out and stiffening but still lying flat. Granule loss is normal rather than heavy. Nothing is leaking. The deck underneath is solid. You are not ready to spend replacement money and you should not have to yet.
Replacement makes sense when
Shingles are curling or cupping across the field. Granules are gone in patches and the mat is showing. There is active water coming inside. The decking is soft underfoot. At that point a treatment is money spent on a roof that is already finished, and we will say so.
A tune-up makes sense when
The roof is fundamentally fine but specific things are failing: pipe boots gone brittle, flashing needing resealing, a few lifted or missing shingles. We fix what is wrong and treat the field. It is the cheapest intervention on this page and the one that prevents the other two.
