Water rarely comes in through the middle of a shingle field. It comes in at the edges and the openings, and that's where we look first.

Flashing & chimneys

Step and counter flashing that's pulled away, rusted through, or was never right, the #1 source of living-room ceiling stains.

Pipe boots & vents

Cracked rubber boots and unsealed vents; a ten-dollar part that causes thousand-dollar ceilings.

Wind-lifted shingles

Tabs creased or torn by wind lose their seal and let rain drive underneath. We replace the run, matched as closely as the field allows.

Valleys & ice dams

Valleys carry the most water on the roof; failed valley metal or missing leak barrier shows up as leaks after every hard rain.

If it's a repair, we say so.

A repair estimate from a company that mostly sells replacements is a sales pitch. Ours isn't: repairs are a real part of our business, and recommending one when it's right is how we end up doing the replacement years later, and the neighbors' roofs in between.
