A county on two different roof clocks.
Chesterfield splits neatly into two roofing situations. The established communities, Bon Air, older Midlothian, Brandermill and Woodlake, are 30 to 50 years old and largely into second or third roof territory, where decking condition and prior layer count drive the real scope. The newer growth toward Moseley, Magnolia Green, and the Route 288 corridor is mostly first-generation builder roofs, where the question is usually whether the original ventilation was ever adequate.
Builder-grade three tab shingles installed across the county in the 1990s and 2000s are reaching the end of their service life now, often earlier than the rated life because attic ventilation was undersized. That is the single most common thing we find on a Chesterfield replacement, and correcting it is inexpensive at tear-off and impossible afterward.

Why do so many Chesterfield roofs fail early?
