Architectural shingles at the end of their run.
Most Short Pump homes were built with architectural shingles rated for 25 or 30 years, which sounds like plenty until you account for attic ventilation. Where ridge venting was undersized for the attic volume, heat builds under the deck and ages the shingle from the underside, and the roof gets to the end of its service life several years short of the rated number. It is the most common finding on a West End replacement.
These communities also carry active architectural review. Wyndham, Twin Hickory, and similar neighborhoods restrict shingle color and profile, so approved material lists need settling before the estimate rather than after the contract. It is easy to handle if it is handled up front.
