What is an estimate vs. an inspection, and how much does it cost?

Hardesty Roofing offers estimates at no charge when a customer calls in with a specific issue (i.e. needs a quote to repair a leak, wants new gutters or skylights, or needs a quote to replace a roof). If a customer needs an inspection (typically used by real estate agents during the purchase/sale of a home), there is currently a charge of $250 (please check with our support staff to verify at the time of your call). With this, our experienced estimators will walk the entire roof and look for any items that may be in need of repair. We will then produce a report of our findings, photos of the areas in question, an expected useful life of the roof, and an estimate to repair the items, if requested.

What is the best shingle to use?

We provide a wide range of shingles and other roofing materials for every style and budget. Certainteed and GAF provide "Lifetime Warranties" for as long as you own your home and we will help you find an affordable shingle that complements your home. 

How do I get in the queue for scheduling my repair?

A signed contract is required in order to get in the queue for scheduling. This is required for both legal reasons, but it also a requirement for us from the DPOR (VA Department of Professional and Occupational Regulation). Unfortunately, a phone call or email will not suffice. Once we receive your contract you will be notified of our receipt, as well as provided with an estimated time frame of when the work can be completed. Please note that weather is a major factor for us, and although you may have been quoted a 2 week lead time, for example, it may be delayed due to weather conditions during that time frame. Additionally, our Repairs Department schedules work on Thursdays and Fridays for the following week.

Is there a deposit required, and can I split payments?

For any roof over $10,000.00 we require a 1/3 deposit with your signed contract, but reserve the right to require this deposit on any project of any size. With regard to splitting payments, we may, on extreme circumstances split the payment into 3 equal monthly payments. This is evaluated on a case by case basis, and must be approved by the Office Manager prior to starting the project. Additionally, we offer financing through an outside vendor (GreenSky). If you are interested in financing, please let your estimator know what sort of terms you are looking for, and the Office Manager will follow up with the current options available.

How do I prepare for my roof replacement?
How long does it take to complete the job?

The average sized home will take one or two days to complete. We can usually remove the old roof and install up to 2,000 sq. ft. of new shingles in a day. 

What should I expect during the time my roof is being replaced?

In addition to the information on the Homeowner Preparation List, you should expect that the process is very messy and noisy during the replacement. Be mindful of your pets, as some may be more sensitive to the commotion than others. Once the project is complete, we will clean up all of the debris, and run a magnet around the house to pick up any loose nails. It is important to note that thousands of nails will be removed from your old roof, and our crews do their very best to pick up all the nails

What is a valley and what is the difference between “open” and “closed”?

Valleys are created where two roof slopes meet. This area handles a lot of water run-off. As water goes on the roof, it will drain toward the valley area and then channel towards the exterior of the roof. Because of the sheer amount of water being navigated through this section, your valleys need to be properly sealed. There are two methods for sealing valleys: Open valleys and closed valleys.

Closed Valley - Shingles are installed to the roof deck and extend the shingles through the valley so that it covers the entire valley area. When finished, the valley and its underlayment will be completely covered with asphalt shingles. The shingles act as the valley lining and protect the surface from water runoff.

Open Valley - As with the closed valley, when shingles are installed, they extend into the valley. However, they do not run through the complete valley area. A chalk line is used to strike a line from the bottom of the valley to the top. Then shingles are cut out of the valley area, which opens the surface for the metal lining to carry water off the roof.

What if it rains?

We do not schedule work if rain is likely. If an unexpected shower was to pass by we have large tarps to protect the roof.

Do you have a standard service call charge?

As a reminder, our estimates are provided free of charge. If there is a simple repair that can be completed on the spot, we will invoice the customer a service call of $175 (a larger repair may go as high as $250). If it cannot be completed on the spot or the customer does not agree to have it done at that time, an estimate will be generated and sent to the customer for approval.

How and when will I get my invoice?

Once all of the work on your project is fully complete, the respective department manager will meet with the crew to ensure that all of the work has been completed, and review any additional items such as decking replacement or multiple layers of shingles. This typically takes about one to two weeks from the time the work is finished. At that point, an invoice will be emailed (or mailed if we do not have an email address on file).

How can I pay my invoice?

Once you receive your invoice, you can either mail in a check to our PO Box (PO Box 624, Midlothian, VA 23113) or you can call the office with your payment. We can accept a check by phone with your routing and account numbers and we accept all major credit cards. We kindly ask that you do not send payments to our physical address, or give any payments to the crew working at your home.

Do you offer any discounts?

At Hardesty Roofing we understand that the cost of a roofing work is expensive, and sometimes unexpected and therefore we calculate our estimates with that in mind. As we offer the best price possible from the start, and unfortunately do not offer any additional discounts. With that being said, GAF is currently offering a $250 rebate to current and retired military personnel. If you qualify, Hardesty Roofing will match that rebate, giving you another $250. Keep in mind that this rebate is provided by GAF and may change or be canceled at any time. Please contact our office or your sales person to see if it is still available.
